If you let property in England, you have legal obligations. A current Gas Safety Certificate before any tenant moves in. An EPC rated E or above. Working smoke alarms on every floor. CO alarms in every room with a fixed combustion appliance. An EICR every five years.

Miss any of these and you face fines, an unenforceable tenancy, and potentially criminal liability. We make sure you don’t miss them.

Gas Safety Certificate (CP12)

A Gas Safety Certificate must be renewed annually, before each new tenancy, and within 12 months of the previous certificate’s date — whichever comes first. We arrange your inspection through a qualified gas engineer, who identifies any issues and emails a digital CP12 within 24 hours of the visit.

EPC assessments

EPCs are valid for 10 years but must be E or above for the property to be lawfully let (with limited exemptions). If you’re being told yours is F or G, we’ll do the assessment and provide a clear, costed list of the cheapest improvements that will get you to an E — or higher if you want to future-proof against the proposed C requirement.

Compliance reminder service

We hold the renewal dates for every certificate we issue and email you 30 days before each one expires — free, regardless of who carries out the next inspection. It’s the single most useful thing we do for landlords.
